First impressions are everything
We always say, when you’re presenting your house, imagine you’re buying, not selling, so what would you like to see? It’s not just about de-cluttering – make
sure the grass is cut, the windows are cleaned, the light bulbs work and maybe add a lick of paint to the front door. Think with your nose too – nothing entices like the smell of baking or coffee brewing, or deters like the aroma of dog (a carpet shampoo can pay dividends!).
Each property is unique so we’ll sit down with you and work out the best way to market yours. You can rely on top quality photography to illustrate brochures, our own website and dedicated property portals and local media. We invest in the latest software to ensure we get your details to every potential client and with our extensive register of clients we probably know someone who wants to buy your house before it’s even on the market!
We’ll organise your viewings
This is our area of expertise after all, so we can arrange and conduct the viewings for you. We know what prospective buyers are looking for and the information you need about them – are they an investor, a cash buyer or at the end of a long chain, for instance. If we haven’t had a response in 24 hours we’ll ring to check and report the feedback.
You’ve got an offer!
That’s great but is it the right one? Sometimes the highest bid is not the most reliable. You can trust our experience to guide you through this key stage. We’ll ring around all the other viewers to see if they wish to bid, you’d be surprised at how often the first offer can trigger others. Now we use our know-how to negotiate the best possible price we can for you.
Offer accepted, now what?
We take the lead, guiding you through the process and making sure there are no unnecessary delays or problems. Over the years we have developed a list of local companies we trust to look after your interests – solicitors, surveyors, finance people - that we’re happy to recommend. The end is in sight! Your solicitor and the buyer’s will agree a completion date, the contract is signed and the deposit paid. When the remainder of the money has cleared in your solicitor’s account we will release the keys. Congratulations!
